Phase I Environmental Site Assessments

Mountain Research has extensive experience with all facets of real estate transaction work including Phase I Environmental Site Assessments and Transaction Screens, in accordance with standards and definitions established by the American Society of Testing and Materials (ASTM).  A review is conducted of available state and federal databases relative to the subject site including deeds, tax records, and one or more standard historical source records to ascertain historical uses of the site.  In addition, a site reconnaissance is conducted for noting general and peripheral site conditions, site uses, and to determine the likelihood of potential environmental liabilities.  Visual inspection of the exterior and interior structures is also conducted.  

When possible, in accordance with USEPA and ASTM standards, Mountain Research interviews the owner/occupants of the property to obtain any historical or useful information relative to the site.  Upon completion, a written report is submitted to the client and any bank or agency requested by the client.

Our clients include large developers, financial institutions, law firms, petroleum, energy and industrial business operators and government agencies.

Since 1989, we have completed 1,000's of  Phase I ESA's, Transaction Screens and Property Condition Surveys throughout 22 states.
